Whenever an old tenant moves out of a place and it’s time to rent it out again, you need to make some basic repairs. However, you probably don’t want to invest a lot of money in the fix-up just so another tenant can move in and make a mess of your work.
Here is a quick guide to fixing up the place so that you can easily rent it out without having to invest a lot of time and energy into the repairs:
Know the law. First things first; make sure to take care of anything that is required by law. For example, some states require that apartments be painted between all sets of tenants.
Paint. Speaking of paint, it’s the easiest way to make a new place look fresh. You might not even need to paint entire rooms; some bold or detailed trim painted around the rooms can make it look like you care about making the place nice.
Pay attention to the entryway. Whatever a tenant sees when first walking up to the property is going to be the first impression that lasts. Make sure its cleaned up, lightly landscaped and that the property’s door looks both nice and safe.
Lighting. There are amazing things that can be done with lighting to emphasize the positives in a place and minimize the negatives. Take the time to learn about these tricks and you’ll find that you can make any of your rental places look nice without spending much money at all.
Clean the floors. A freshly cleaned carpet or a freshly waxed floor can make a place look better than ever.
Add some art. Most landlords show their places bare but if you hang a little bit of art here and there or stick a vase with a flower on the counter, it helps the tenants feel like the place is ready for move-in.
You don’t have to do a lot to make a place look nice. Make sure the basics are taken care of, add a few extras and you’ll get a tenant in there in no time.
