Our full-service program is for hands-off Landlords who wish to employ a local, trusted management company in the Orlando area to take over all the day to day responsibilities of leasing and managing their rental property(s).
What's included: Aggressive advertising, MLS listing, professional wide-angle photographs and virtual tour, attractive rental sign, finding and qualifying a suitable Tenant, full credit check, nationwide eviction and criminal checks, employment and residency verifications, attorney lease preparation, plus a highly detailed move-in inspection report with hundreds of photos.
Monthly management: Administration, rent collection and deposits into your bank account, managing all communications with your Tenant(s), online payment feature for Tenants, posting notices, handling security deposit claims, being on call for emergencies and handling maintenance repairs, legal co-ordination, and 24/7 online financial reports.
Simple, all-inclusive pricing:
1. Leasing Fee: 65% of 1st month's rent.
2. Monthly Management Fee: 8-10% of rent,
10%: $1500/month rent or below
9% : $1500-2500/month rent
8% : $2500+/month rent
3. Annual renewal of Lease: 25% of one month's rent.
4. Annual walkthrough inspection: $30
