1. FULL SERVICE PROPERTY MANAGEMENT
Our full service program is for hands-off Landlords who wish to employ a local, trusted management company in the Orlando area to take over all the day to day responsibilities of leasing and managing their rental property(s).
What's included: Aggressive advertising, MLS listing, professional wide-angle photographs and virtual tour, attractive rental sign, finding and qualifying a suitable Tenant, full credit check, nationwide eviction and criminal checks, employment and residency verifications, attorney lease preparation, plus a detailed move-in inspection report with lots of photos.
Monthly management: Administration, rent collection and deposits into your bank account, managing all contact with your Tenant(s), online payment feature for Tenants, posting notices, handling security deposit claims, being on call for emergencies and handling maintenance repairs, legal co-ordination, and 24/7 online financial reports.
2. LEASING ONLY SERVICE
Our leasing only program is for hands-on experienced landlords, with no monthly management after we have secured an approved Tenant.
What's included: Aggressive advertising, MLS listing, professional wide-angle photographs and virtual tour, attractive rental sign, finding and qualifying a suitable Tenant, full credit check, nationwide eviction and criminal checks, employment and residency verifications, attorney lease preparation, and a detailed move-in inspection report with lots of photos. Leasing Only Fee: approx. 100% of 1st month's rent, with no monthly management.
3. SWITCHING FROM ANOTHER PROPERTY MANAGER
Trusting a property manager to look after your largest assets can be difficult, especially when that trust has been broken. We want to know firstly why you are not happy with your current management company and then see if we would be a good fit for your property(s). We make switching to us easy. We will discuss your current situation with you to find out what can be done. If you employ us, notify your current Company by certified mail, then we contact them and your Tenants to arrange the transfer.
One of our landlords was forced to pay a penalty of one full month's rent plus a 60 day notice by certified mail to their last property Management Company to release themselves from their management contract!! They had been clients of that Company for 3+ years but the Company had been sold and ever since were very unhappy with the complete lack of communication, excessive charges, and poor service they had received.
