Our company's mission is to provide the highest quality, cost effective management services your homeowners or condominium association deserves. If you have are a new community, we can set you up with everything you will need, without any headaches. We also specialize in assisting condominium and homeowners associations which may be in financial or other difficulty as the result of poor service from a prior management company. That is, in fact, how Absolute Property Management came to exist.
The owner and founder of our company was deeply frustrated by the treatment they received as a board member dealing with their association’s management company. They never answered the phone, they let the grounds and facilities deteriorate, they were frivolous with funds, major projects (i.e. hurricane repairs) never got completed, etc.
This company was formed because of these experiences. At Absolute Property Management our focus is on customer service and financial responsibility. We work for YOU, the board members and homeowners, and provide all of the services necessary for the seamless operation of your association.
At Absolute Property Management:

Absolute Property Management Services
Absolute Property Management has provides a suite of services for our client communities. Essentially, we are the entity that conducts the business of a homeowner or condominium association.
All too often in the property management industry, board members and homeowners experience poor customer service, untimely service and neglect from their management companies. That's the reason CJ Canfield, C.A.M., President of Absolute Property Management started this company in the first place. Her experience as a board president in her own homeowner association showed her that there is a dire need for quality property management services. Most companies simply do not respond to their clients' needs, are not available to answer questions and do not promptly address problems.
Our goal at Absolute Property Management is to provide the highest quality management services possible to our client communities, board members AND homeowners.
Management Services Provided
- Survey the property completely at least once every two weeks; assign any routine maintenance needed to maintenance staff. Note any larger problems and report (with recommendations) to the Board of Directors. Comprehensively walk the property once every 4 to 6 weeks to rectify any homeowners’ violations.
- Provide Monthly or Quarterly Management Reports summarizing maintenance performed, areas where maintenance is needed, and other problems. We will also make appropriate recommendations to the Board of Directors.
- Obtain, analyze and present to the Board of Directors a minimum of three bids for any major work to be performed. (Including checking contractors’ licenses, insurance and references).
- Ensure that contracts and agreements between the Association and subcontractors are performed in accordance with their terms. (Including making the final walk-through and creating punch lists.)
- Supervise and assign work to all in-house personnel, including maintenance, groundskeeping, janitorial, pool care, etc.
- Review and monitor the performance of service contractors, and recommend changes to provide better performance, greater efficiency and/or lower maintenance cost.
- Attend Board Meetings when requested, up to one each month. (Not to exceed two hours.) Board meetings over 2 hours will be charged an additional $50.00 per hour. Additional Board Meetings will be attended as needed at the rate of $50.00 per person per required meeting.
- Help in preparation of notices of meetings and agendas. We will fax the agenda and meeting notices to on site Board member for posting and assist in organizing meetings.
- Prepare annual meeting agendas, proxies, ballots and election material as required by law. Assist in organizing meeting, election of officers and tabulation of votes.
- Assist in the first meeting of the Board to elect officers. Ensure a smooth transition by briefing new Board members on policies and procedures.
- Review the insurance coverage of the Association and make recommendations for modification or additional coverage, if necessary. Obtain and analyze at least three (3) proposals for comparison to present policy prior to renewal.
- Act as a buffer between the Board and the Unit Owners & Tenants.
- Enforce Rules and Regulations; establish policies for same if needed.
- Answer questions, problems and complaints of unit owners and tenants.
- Provide 24-hour emergency access, 365 days a year.
- Provide professional expertise, knowledge of Association Documents and Condominium laws.
- Regularly check for violations of the Documents, Rules and Regulations, and take enforcement action as directed by the Board of Directors.
