Affordable Property Management, LLC offers full property management services offering tenant placement, credit screening, maintenance, property inspections, collections, evictions, and monthly financial reporting.
We specialize in residential properties from single family homes/condos to apartment complexes. Our leasing professionals will manage the property so you don't have to worry about your investment. For larger complexes we can offer on-site staff full or part-time.
Affordable Property Management will assign a manager to your property (small or large) and be responsible for the following:
- Advertise the property in local papers and on-line for new tenants
- Show the property to potential tenants
- Screen applicants and select the best candidate
- Process tenant paperwork, including application, lead disclosure and lease
- Collect the rent
- Deal with late payments, partial payments and no payments
- Handle all bookkeeping and record keeping
- Maintain the property
- Periodic inspections
- Handle emergency repairs
- Enforce policies and house rules
- Provide monthly accounting statements and reports to owners
- Any other needed service
With multi-media advertising, our office receives numerous leads daily to keep units fully rented. To ensure your property has the best tenant possible, we require each potential tenant to complete an application. We conduct a thorough background check to verify employment, rental history, and financial history. We are so confident that the tenants we place into your units are solid, that we offer a six month guarantee that if they move out in that time, we will place the next tenant at no charge.
Maintenance
To save you money, Affordable Property Management uses preferred venders or in-house maintenance to provide quality and timely maintenance for your investment. Therefore, you don't have to pay the exorbitant rates charged by others, nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.
We also provides yard maintenance and snow plowing. In order to protect your property, Affordable Property Management maintenance technicians are available for 24-hour emergency service seven days a week.
Inspections
Affordable Property Management periodically performs a thorough inspection of your rental unit, both inside and outside ensuring your investments is protected.
Evictions / Collections
If rents are not paid by the sixth of the month, we begin the processes necessary to collect rents or evict tenants.
Accounting
Affordable Property Management is highly automated. We provide you on-line access to your account so you can immediately see monies collected and any expenses paid. We also provide you monthly financial statements. Our on-line system allows you, at the touch of a button, to have direct access to a number of reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports at your request.
