Property Maintenance
- Implement preventative maintenance programs.
- Orchestrate the routine facility operations and maintenance of the property.
- Bid, negotiate and manage service agreements and contracts for all property related services.
- 24/7 emergency repair services.
Financial Management
- Monthly reporting on income, expenses, capital improvements and maintenance items.
- Billing and collection of tenant rents and expenses.
- Preparation of annual budgets and re-forecasting as requested by the property owner.
- Budgeting.
- Operating expense reconciliations.
Tenant Improvements
- Cost estimating, budget development and management of new and existing tenant improvements.
- Coordinate with brokers, attorneys, accounting, contractors and architects to implement and construct tenant improvements in an efficient and timely manner.
- Assist in overall planning, scheduling and budgeting of the tenant improvement.
- Coordination with tenant and architect to design plan for tenant occupancy.
- Create an approved pricing plan to provide select contractors for bidding the construction work.
- Supervise the construction work to ensure completion on time, on budget and to tenant’s satisfaction.
- Supervise costs to minimize change orders and cost overruns. Reconcile costs vs. budget with the contractor.
- Supervise tenant's move into the suite. Ensure it is done in an orderly fashion with minimal disturbance to the other tenants in the building.
Capital Improvements
- Prepare the scope of work and the timeframe of expected completion.
- Organize project team and timetable to insure each party understands their roles and responsibilities.
- Organize communication protocols to between the various parties and Alhouse Deaton.
- Complete any municipal requirements or permits prior to beginning the work.
- Supervise the work.
Marketing
- Negotiate new and renewal lease contracts.
- Coordinate with brokers in planning, implementing and controlling marketing of vacant spaces.
- Oversee preparation of vacant space for marketing.
- Coordinate with brokers, attorneys, accounting, contractors and architects to expedite lease negotiations.
