Today, AMC is providing a full range of services to more than 40 homeowner associations throughout five counties in northern California. At AMC, we service homeowner associations. We do not manage associations as a sideline or to help make ends meet when the real estate sales and residential management markets are lean. Association management services is our business; it is our only business.
Our firm, which is based in Sacramento, is composed of six professional Association Managers, a full-time Accounting Department, a Client Relations Coordinator, Customer Services, Word Processing and a Maintenance Division. AMC supports and actively participates in a number of professional organizations and is regarded as a leader in the association management industry.

Customer Service
Available to all homeowners to quickly and efficiently resolve maintenance problems. AMC responds with a personal contact to all customer service calls within 24 hours.
24-Hour Emergency Service
Emergency response and maintenance service is available 24-hours a day, seven days a week.
Maintenance
Provides the quickest response time to your maintenance needs. AMC can ensure your association receives the highest degree of quality control and job performance because we can set priorities, control schedules and control costs. In addition to these benefits, AMC's in-house maintenance costs are equal to or less than outside vendors.
AMC's in-house maintenance service is more personal, which promotes quality service and pride in workmanship.
Monthly Statements, Coupon Books or Electronic Funds Transfers (EFT)
Collection of dues is timely and efficient with the flexible payment options offered by AMC. Monthly statements are easy to read and, whether paying by statement or EFT, your homeowners know the exact status of their account. Coupon books are offered as an alternative method of payment.
Monthly & Year-End Financial Statements
Timely and comprehensive preparation of the monthly and year-end statements provides accurate accounting for taxes and audits. This enables your Treasurer and Board to make informed decisions about fiscal operations and budgeting.
No Hidden Costs
Service costs are competitive and all inclusive. There are no hidden fees! With this assurance, your Board can accurately project management service costs each fiscal year.
Timely Payment of Bills and 1099 Filings
AMC's timely payment of bills enables your association to take advantage of cost discounts and eliminates friction between the association and its contractors. AMC also prepares and files all vendor l099's, thus removing the inherent responsibility and potential liability of these filings from the association.
Newsletters
AMC can produce your Association's newsletter professionally and efficiently on a regular basis.
Board Meeting Packets
Complete packets are provided to each Director for every Board meeting. These packets include agendas, minutes, copies of all correspondence, contract bids, phone logs, management report and other pertinent information necessary for each Board meeting. These packets enhance the Board's productivity at meetings, making them more efficient by not having to spend time on gathering information during the meetings.
Annual Calendar and Planning
Annual calendars are provided to Directors detailing each Board and Annual meeting date, notice requirements, and contract and insurance renewal dates. The calendars are a guide to assist in the development of the association's strategic plan.

Improves professionalism by educating new Directors about the Board's operations and association management. AMC also provides continuing education for current Directors and Officers as well as seminars for new homeowners to familiarize them with their rights and responsibilities as members of an association.
