- We will provide you with a professional statement each month as well as a year end statement for tax purposes.

First and foremost, you can expect excellent customer service. Bayside Property Management is a company dedicated to property management services. We give our clients and their investment properties top priority. You, or your property will not get lost in the midst of a large company with dozens of agents. Your property will be leased in the shortest amount of time possible. We constantly monitor the ever changing market to get the best price for you as well as the prospective resident of your property. This is a very important step in a quick leasing period.
Each prospective resident will be thoroughly qualified by verifying a minimum of two years rental history, verifying employment and confirming monthly income. This must be at least three times the amount of the monthly rent. A criminal background check on each adult as well as a credit report will also be carefully reviewed. This helps cut down on future vacancy losses and costly needless repairs. We carefully follow all Fair Housing Standards.
Upon moving in, a walk through will be done with the resident confirming the condition of the home. There will be a written report as well as a videotape of the interior and exterior of the property. All paperwork will be explained thoroughly to the resident(s) at that time and any monies due will be collected.
All paperwork used has been prepared by an attorney that specializes in the property management field. The lease will also be prepared by an attorney and covers various aspects of leasing including mold, pets, breaking of lease, etc.
You can expect that repairs will be handled as quickly as possible in a professional manner by properly licensed individuals. Any repairs over $100.00 will be reported to you for your approval.
Your property will be inspected frequently inside and out. This insures that the resident is taking proper care of your investment and also gives us the chance to check that smoke alarms are in proper working condition.
At the end of the lease term, a new lease will be negotiated with the current resident(s). If they move out, you can be assured any legal paperwork, procedures and security deposit refunds or forfeitures will be handled according to Florida Landlord/Tenant Laws.
After a move out, we will coordinate all work i.e. paint, cleaning, any replacements necessary (carpet, linoleum, appliances), to get a new tenant in place as soon as possible.
You can expect a professional monthly report with your rent check by the 10th of every month as well as a year-end statement for tax purposes.
