• Advertise your property in the local Multiple Listings Service and an extended number of websites.
• Take initial photos of the property and produce a marketing brochure and virtual tour.
• Prepare rental agreements (use state approved legal forms).
• Perform a visual inspection of the property before and after occupancy.
• Review rental application and pre-screen tenants.
• Provide you with financial statements for accounting purposes.
• Monthly site inspections and audits.
• Collect rent and forward or direct deposit into owner’s bank account.
• The handling of all problem tenants and the supervising of any necessary evictions and/or court actions.
• The contracting of all outside services and maintenance work.
