Blue Oak Property Management Inc. is a full service property residential property management company that has deep roots in the Chico community. We are small enough to provide hands on customer service but large enough to meet all your management needs. We will do an in-depth interview with our clients to customize a pricing and management plan that fits your needs. You will not be penalized because you only own one or two rental units as is common with other management companies. Blue Oak can manage your property and rental needs from start to finish.

Online Access- Our state of the art management software allows you, the owner, to sign in to your account online.
- Gives you online access to your data let's you run reports on demand.
- Lets you update contact information online.
- Each of your residents has their own online account where they can make online rent payments, submit maintenance requests or check their account ledger.
Bill Pay - We will pay any or all bills on your behalf including utilities, mortgage payments, taxes, and insurance. We perform this service at no extra charge to you!
Payments - Each month, after all rent has been collected and all bills and fees have been deducted we send a check or electronic payment directly to you. Receiving payments from us is hassle free and convenient.
Move-in and Move-out Procedures - Our extensive move-in and move-out procedures are in place to protect your investment. Before every move-in, pictures are taken and signed by all residents along with a thorough move-in condition report. Each lease clearly explains all requirements expected of the residents including carpet cleaning upon move- out. On move-out our staff will conduct a thorough walk-through with residents and take pictures of the condition of the home.
Inspections - We will at a minimum of twice a month do a visual exterior inspection of the property and every six months we will conduct an interior inspection.
Reports - We send out financial reports monthly, quarterly and yearly. Don't forget that you can access your reports at anytime from your online account!
Lease-up - Our lease-up service includes all marketing, property showings, resident screenings, and lease signings. We market your property on various websites and local newspapers. There is no advertising expense to you!
