OUR SERVICES - Marketing, Management, Maintenance and Accounting

Marketing: Our strategies are designed to minimize vacancies and problem tenants.

  • Advertise available properties with the most effective media.
  • We drive inquiries to our cell phone "rental hotline" to maximize the chances of answering personally and getting the appointment.
  • Personally show the properties and represent your interests.
  • Carefully screen and select tenants. We review income, landlord recommendations, credit history, criminal, evictions and income.
  • Prepare and execute leases.
  • Videotape and paper forms are used for move ins.
Management: We want to retain good quality tenants, and help the others move.
  • Enforce the lease
  • Comply with Fair Housing Laws, and other disclosures or regulations as they may apply.
  • Analyze rent rates and property values regularly.
  • Advise you regarding optimal use, rates, terms and conditions for the market.
  • Coordinate eviction proceedings, rarely needed.
Maintenance: We try to be proactive, to reduce problems and additional expenses.
  • Perform detailed, regular inspections.
  • Contract repairs with qualified, insured and capable trades people.
  • Handle emergency calls.
Accounting: Hopefully, a big bore to you.
  • Monthly and annual income and expense statements, designed to be helpful at tax time.
  • We use specialty software to ensure accuracy.
  • Pay you electronically, or by paper.
  • Hold security deposits, account for any deductions and return the remainder promptly.
