Residential Property Management
The most important goal in managing a building is developing a relationship with the tenants. This relationship begins with the notice that Bluestone & Hockley is the managing agent. We have found that early contact with tenants helps develop a strong relationship. This strong relationship enables us to insure returns for our clients.
Part of our long-term goals include developing a plan to either attract, or keep tenants for a longer term. By developing a strategy to improve the building condition, and upgrade the individual units, we then attract tenants who sign long term leases and improve the stability of the property.
Community Association Management
The community association team believes that strong leadership coupled with active and involved residents creates strong communities. Bluestone & Hockley works energetically and creatively with homeowners associations to develop such communities.
At Bluestone & Hockley we frequently monitor community performance and develop and maintain a custom management plan to meet the Board of Directors' goals and the long term needs of the Association. Bluestone & Hockley's Community Association Management team has a proven track record of enforcing the governing documents, increasing the property value and improving the reserve funding to meet the future needs of our property owners.
We continually strives to develop administrative procedures to improve our ability to respond quickly to day-to-day and unexpected occurrences that take place. Through effective communication with the Board of Directors, building strong relationships with our homeowners and staying current and open to fresh ideas, we are confident in our ability to successfully manage your property.
COMMERCIAL PROPERTY MANAGEMENT
As your commercial property manager, we develop a strong relationship with the tenants. By getting to know the tenants, we are able to determine what their needs are, whether they need more space, or need to sublease. Our constant communication with the tenants helps us identify problems such as roof leaks, plumbing difficulties, security issues and other concerns, which are not always identified by visual inspections. We then follow up with solutions that meet the investors' needs as well as the tenants' needs.
Things we do to maintain and improve the property values include:
- Annual weatherization check and preparation
- Annual building inspections with pictures and analysis of what improvements can be done
- Establishing and maintaining specifications for contract services such as HVAC, parking lot maintenance, roof cleaning and maintenance, and other items that need regular servicing.
- Supervision of the cleaning and maintenance.
- Full bookkeeping of receipts and disbursements with back up documentation.
- Monthly rent and CAM and operating expense statements to tenants
- Annual CAM and operating expense reconciliations
- Handling all inquires regarding the property
- Tracking maintenance, which identifies repeat patterns to be corrected
- Preparing annual budgets with monthly actual income/expense comparison, as well as year-to-date.
