Listed below is a summary of the services Breffni' Management will perform:
- Supervising and developing specifications for maintenance including cleaning, landscape, and other contractors hired from time to time.
- Obtain estimates for capital projects and monitor the projects.
- Develop yearly budget proposals and assist the Board with the adoption of operating and reserve budgets.
- Maintain the Association's records and correspondences.
- Work with the Board or appointed committee on ARC guidelines.
Follow up on owners not in compliance with the documents.
- Assist in rule enforcement and policies of the Board.
- Receive and process maintenance requests.
- Trouble shoot maintenance problems and determine repair methods.
- Available 24 hours a day for emergencies.
- Attend Board Meetings.
- Record and distribute Annual and Board minutes as requested.
- One time weekly on-site property visit or more as needed.
- Process re-sale and lease applications.
- Inspect grounds and the exterior of property prior to and after tropical depression, to insure community safety.
- Billing and collection of Association maintenance fees.
- Pay all Association expenses and reconcile bank statements.
- Prepare monthly financial reports and review monthly/quarterly reports with the Board Treasurer.
