Caxon Lease Administration & Collections: We administer all management functions provided for in the lease. Paper or electronic statements (tenant's choice) are sent monthly. Tenants can pay by paper check or electronically on our payment system website.

Building Operation and Maintenance: We strive to seek operational efficiency inside and outside every building. Well-maintained properties cost less to operate over the long term and mitigate risk.

Tenant Retention: Considering leasing fees and loss to vacancy, it is typically less expensive to keep a good tenant than find a new one. We focus on tenant retention with proactive lease renewals and by keeping your property in top condition.

Monthly Financial and Operational Reporting: Each month you'll receive a monthly evaluation report, general ledger, balance sheet, rent roll, cash journal, bank statement and reconciliation, and a receivables / scheduled charges report delivered personally. Additional reports are available upon request.

Market Analysis: Ensure you're getting top rent. Looking to sell? We can also provide sales analysis and ROI scenarios, and partner with the brokerage of your choice to assist with the sale.

CAM Reconciliation: We provide full CAM accounting, cost distribution, and reconciliation services.

Budget Preparation: Annual pro-forma preparation and monthly budget reconciliation are a standard part of our service.

Construction Management: We provide full construction supervision services, from tenant finish buildouts to large-scale capital projects.

Receiverships & Foreclosures: From taking physical control of the property and safeguarding assets, stabilizing cash flow and ensuring tenant retention, preparing budgets and reports, to developing an optimal exit strategy, we're committed to a successful outcome for every property.


Locally Owned and Operated: We focus solely on the Denver metro area, and only on office, retail, and warehouse properties. Our strategy is to build long-term relationships in this community, not to expand our business regionally or nationally.

No Start-Up Fees: Our income comes solely from successfully managing your portfolio.

The Bottom Line: Asset success depends on continual bottom-line focus. It is not uncommon for us to find potential cost reductions immediately upon taking over management. And we'll always strive to ensure you're getting top market rents.

Regular Property Visits: In cases where we're not providing on-site management, we'll still be there at least weekly.

100% Transparency: Your accounting system or ours, your choice. With our system, you'll still receive 24x7 access to every transaction and every vendor invoice.

No Mandatory Vendors: We accept no rebates or kickbacks from our vendors, and we don't require that you use them. All our vendors are arms-length 3rd-party contractors thoroughly vetted for customer satisfaction, insurance, and licensing where applicable. We'll use any vendor you specify provided they meet insurance and licensing standards.

Call and Talk to a Real Person: There's no PBX on our premises. You don't need to press 0. In the unlikely event someone is not available, we generally return calls within 60 minutes during business hours.

24-Hour Emergency Service: We monitor calls and voice-mails during nights and weekends. Emergencies are dealt with immediately, not the next business day.
