Expect security deposits to be handled properly so deposits are used according to California law and both the tenant and owner will receive proper treatment.

CL Properties USA offers its clients a choice of management programs. Each can be customized to fit your individual needs:
- Lease Only Service.
We market, show, screen tenants and perform background checks. We also do the move in checklist and walk through at move in and collect the first payment from the tenants.
Then we turn it over to the landlord to manage from there.
- Accounting Management Service.
This option still keeps you in 100% control of your rental property decisions, but relieving yourself of the time consuming paperwork, accounting needed for year end tax information and tracking your day to day activity of your property.
Takes care of monthly billing of the HOA dues (if any), pay the vendors, prepare the property annual budget for your year end performance statement and we send you pictures of your property via e mail, text to cell or on CD.
We also can help with tenant collections or shop for better rental owner/property insurance for you!
We also are licensed to list and sell your property for you at a discount over other realtors and real estate sales agents!
- Full Management Service.
This option includes all of the Financial Management Services summarized above, PLUS taking care of the maintenance management needs of your property or association. This includes periodic inspection walk-through of the property, obtaining competitive bids, performing a host of administrative activities required for the day-to-day operation of your property, handling tenant complaints, correspondences, stay on top of legal laws and enforcement rules. We have a list of repair/service workers that we know and trust to care for your property.
