Corazon Real Estate Corazon Real Estate is a family-owned business specializing in residential property management for property owners and investors in Reno, Sparks and surrounding areas. We work with quality real estate agents at other offices in the Reno-Sparks area to provide you with the best possible total real estate experience. We pride ourselves in taking the time to understand and care for your individual needs and your unique properties and striving to fulfill your needs through our relationship with you and your real estate.

Our Mission is first to protect your property and your money; and second, to increase your investment property's value by developing a strategy with you and your counsel and acting with that strategy in mind. Increasing value is not just making something worth more money; it also means making real properties do what you want or need them to do, such as sell faster, perform in a more stable and predictable way with few unexpected ups and downs in profit and loss, or be seen by the world in a different light.

Services

Corazon Real Estate provides a variety of services. Following are some property management options:

Personally-Tailored Management Service - Tell us exactly what you need!

Full Management - Almost all aspects of managing your property are included. You will receive a discount if you are referred by your real estate agent, or if you are a Nevada real estate licensee. You are not charged for vacant units. The more properties or units we manage for you, the lower the rate.

Tenant Location Service - We market your property, arrange viewing of your property, check it while it's vacant, handle all advertising responses, interview and screen applicants, coordinate rental agreement/lease signing, and provide you with the paperwork. Owner covers any costs incurred by advertising, receiving the benefits of any bulk/contract rates Corazon Real Estate has negotiated, and Corazon does not charge extra for placing or managing advertising.

Owner Maintenance - If you are willing and able and want to save money or give your property a personal touch, you can perform maintenance and we will handle the rest of Full Management. Depending on what work you are willing and able to do, you will get a reduction in the monthly management fee.

Bookkeeping Only - Furnishing a monthly statement, providing a 1099-MISC annually for your tax filing, great for preparing your investment from a tax or sales standpoint, or just to help you organize and understand the operation of your property. We provide an Operating (Profit and Loss) Statement, General Ledger, and Rent Summary describing the income and expenses you report to us and you can add reports to this service upon request.

Custodial Account - A separate operating account will be opened at a bank selected by Corazon Real Estate for your real estate, including optional payment of mortgage, taxes, and insurance. Your account is reconciled monthly with its bank statement and is included in the annual Trust Account Reconciliation required by the Nevada Real Estate Division.

"Situation control" - For example, removal of a problem resident, helping residents get back on track, or correction of other specific problems.

Consultation - Advice on solving property management problems.

Rent Comparable Analysis - Do you want help deciding how to price your rental, with no other obligations?

$10 For Rent by Owner Ads - Place your property For Rent by Owner on CorazonRealEstate.com for only $10.00 per month. You write the ad which will include your contact information so prospects can contact you directly. The ad will remain posted for 30 days unless you cancel it sooner. Advice or consultation is a separate service. All advertising must comply with State and Federal Fair Housing Guidelines, and Corazon Real Estate reserves the right to refuse to post an advertisement. If your ad is refused, you will not be charged.
