Durand & Associates Property Management Asset and property management experience includes over thirty homeowner associations, 12,000 residential units and several office and commercial properties at over 100 separate sites. Current real estate assets, under management, are valued in excess of $120,000,000. Our portfolio consists of: Multi-Family Housing, Homeowner Associations, Commercial, Strip Mall Centers and Manufactured Home Communities.

"Problem properties" are returned to profitability by providing dramatic increases in occupancy, reduction of expenses, significant increases in cash flow and substantial market value appreciation in such properties. Close supervision and implementation of long-range management plans have been essential in these accomplishments. Long-range management plans, including Operating and Capital budgets or Replacement Reserves Studies, are produced for each type of property. A proven purchasing, maintenance and internal control system monitors all sales, employee management, maintenance and accounting activities. A special system is used to record and monitor energy conservation. The following Asset Management services are offered to clients, on a fee basis, which include:

  3. Arranging financing or refinancing of the property and determination of property disposition.
  4. Supervision of accounting, audits and owner's tax returns.
  5. Supervision of professionals employed by the owner in connection; including vendors/contractors, project managers, attorneys, accountants and appraisers.
