There is a strong relationship between rental property profitability and the retention of responsible tenants. We minimize tenant turnover and its resulting vacancy expense by developing strong landlord tenant relationships based on a prompt response to tenant concerns and professional customer service.
On Call Service
We are available 7 days a week to insure prompt response to maintenance and repair requests. All after- hours calls are routed to our on call maintenance staff.
Our website offers vacancy listings, downloadable and printable forms, and a convenient electronic communication system like the "Maintenance Request Form" to enable our clients to reach us anytime. Applicants can download the "Rental Application Form" from our website.
Rent Collection With Multiple Payment Options
Tenants can pay rent with a credit card or echeck using our 24 hour online system. They also have the option bringing a payment to any of our office locations, or making a payment over the phone with a credit card or echeck.
Your property will be on our interactive website, as well as a variety of other websites.
All prospective tenants must submit a rental application and agree to a background criminal history and credit report.
Before new tenant occupancy we inspect the property to verify move-in condition. At tenant move-out, we conduct a white glove cleaning inspection, and tenants are charged for any necessary cleaning or damages. Regular inspections of each property are conducted on a quarterly basis.
Maintenance and Repair Coordination
Tenants report all maintenance issues, in writing, directly to our office. When maintenance or repair service is required, we will contact the appropriate professional for the job. For expenses over $150, we will contact you for approval, and provide you with the estimated cost for repairs. We will periodically inspect the property and inform you of any recommended improvements or preventative maintenance.
Bill Payment, Bookkeeping and Financial Reporting
At no extra cost, we will manage the paying of bills related to clients' properties out of their rental revenue and provide our clients a monthly income statement detailing income and expenses. We review bills for accuracy and handle the resolution of and billing discrepancies. Rents are paid monthly, and can be deposited directly to your account.
Student Housing (BYU) Contracting (Provo FCS Rentals office only)
We handle the annual BYU Contracting renewal process, and are the contact for all university communication and concerns. When necessary, we represent the landlord at mediation and arbitration sessions with tenants.
