We believe in simple straightforward pricing. Our full management service runs 9% of the rents collected each month and $200.00 for the tenant procurement. Don't be fooled by flat rates with lengthy add-on fees and stop paying 10% or even 12% to real estate agents. WE ONLY GET PAID WHEN YOU GET PAID!

We do this thorough rigorous and thorough background checks with a detectives level of detail. These checks, paid by the tenant's application fee, include:

How We Market Your Property:
When you choose First Coast Real Estate & Property Management as your rental partner, one of the biggest advantages you get is access to our marketing expertise. Today just writing a good description and posting the listing on the Jacksonville MLS won't cut it.

Now we need to focus on determining the key selling features of your rental property that will appeal to the broadest selection of good quality tenants and emphasize (sell) those features, along with competitive pricing, through eye catching digital photography, moving HD video, proper internet placement and yes, words.

We've established procedures to get the word out about your income producing property that includes all the above marketing vehicles. Our enhanced marketing is a standard part of our Full Service Property Management Program and NOT an add-on or upgrade.

Here's exactly what we do:

  • We write custom, well worded property descriptions that sell the key benefits of your home and that appeal to the widest range of prospective tenants.
  • We stage, professionally photograph using high quality Nikon SLR cameras and edit those photos to be eye catching.
  • We perform a live motion High Definition walk through video tour.
  • We place attractive "For Rent" signage
  • We post your property on the most visited rental listing sites like our website and:
  • We pay ALL marketing fees and charges from the above marketing sources.
  • We repeat the process as needed when vacancies occur.

About Our Lease:
Each of our leases is written specifically for your property by a Florida Licensed Attorney who specifically specializes in Florida Landlord/Tenant Law. Our leases are continuously updated to stay current with the changes in local and state law. The tenant's responsibilities are clearly defined, giving us the ability to easily enforce lease requirements.

Since our leases are specific to each property you may offer any length of term you like and exclude items from repair... like a washer & dryer. You may also add terms that cancel the lease should you sell your property.

Distribution of Rental Proceeds:
We pride ourselves on getting rent checks out to our Owners by the 15th of each month along with a statement showing a full accounting of funds, any work orders for necessary maintenance and property inspections with photos.

We firmly believe in communicating all maintenance requests to you prior to work being performed. We will only authorize true emergency repairs without your approval... for all other requests we pick up the phone!

First Coast Real Estate & Property Management is on call 24 hours a day, 7 days a week for you and your tenant. All maintenance emergencies are handled quickly and in a cost efficient manner and routine maintenance is usually completed within three days of the tenant's formal written request.

We use only Florida State Licensed and Fully Insured Independent Contractors and often negotiate a preferred price. These savings are past directly to you. Unlike a lot of property managers, we never mark-up maintenance expenses or benefit in any way from a repair.

We regularly inspect your property on a quarterly basis, putting us in front of your home every 90 days. This is done through drive-by and scheduled interior inspections. We even ask our repair vendors to report back on property condition between scheduled inspections. Each of our inspections includes photographs and video to prevent security deposit disputes and legal issues.

You will receive a copy of every inspection performed in your owner statement package along with documentation, photos and video of items referenced in the report.
