Income Property Management is a management division of Vanguard Investment Properties. The principals of IPM (Income Property Management) have been involved in the ownership and management of Southern California investment properties for over 20 years. We specialize in the professional management of income producing apartment buildings, commercial and industrial properties. We are large enough to maintain a full time professional staff, yet small enough to customize our services to the individual needs of our clients, providing the highest level of service in the industry. IPM is a full service management company offering the following professional services:
Client/Owner Relations
- Strategize with our clients on a quarterly or semiannual basis on how to optimize the cash flow and appreciate the equities of each of their investment properties.
- Develop rental pricing strategies for each building with realistic re-rent timeframe objectives.
- Perform routine rent surveys and property inspections for all managed properties.
- Customize a management strategy with our clients for each of their properties managed by IPM - synchronizing each client's objectives with a realistic budget based on previous and forecasted operations.
- Professional office location for client and tenant meetings. Our office is open Monday through Friday. All clients have IPM key personnel emergency phone numbers for communication any day or time of the week.
- Provide full service accounts receivables and account payables, including rent collection, bill paying (taxes, insurance, mortgages, utility bills, etc.) and NNN budgeting and collections for commercial properties.
- Establish a separate trust bank account for each property.
- Utilization of the latest version of Yard professional property management software to generate comprehensive and accurate reports, including electronic vendor checks and on-line bill paying (i.e., property tax bills, etc.), and allowing for maximum efficiency of operations.
- Complete year-end financial reporting for simple tax preparation and CPA review.
- Provide timely monthly statements with: previous month's and year-to-date operations, rent rdls, income and expense register and year-to-date data with every month illustrated for easier trend analysis and on-line statement availability.
- To further protect our clients, we carry errors and omissions and professional liability insurance for IPM employees.
- 24-hour Rental Hotline for prospective tenants for quick scheduling of appointments Monday through Sunday. Full bilingual capabilities of staff for improving communications with prospective tenants.
- Vacancy Marketing including: 1) Preparing the vacancy by optimizing interior apartment appearance with the client's budgetary objectives, 2) Acquire professional signage for the subject property, 3) Placing targeted ads at bulk discounted rates in strategic periodicals, d) Posting ads in employer relocation offices and select retail shopping locations, and 6) Sourcing tenant and managing referrals for prospective tenants.
- Thorough screening process for all applicants by obtaining credit reports and "hold" deposits, verifying last two previous residences, verifying all income with paycheck stubs and employers, and visiting current prospective client residences.
- Provide up-to-date property disclosures and rental contracts for tenants.
- 24-hour tenant hotline for emergencies.
- Perform and document move-in and move-out inspections.
- Obtain adequate deposits from new tenants to protect the condition of client property. Utilize legal counsel for critical tenant issues such as evictions, tenant disputes, etc. We represent all of our clients in court at eviction proceedings.
- Carefully selected and screened third party vendors utilized for all maintenance and improvement services to our clients' properties, thereby eliminating any potential conflict of interest.
- Excellent vendor relationships with bulk pricing for repairs, while not sacrificing the effectiveness of repairs made.
- Seek feedback from maintenance vendors as to the cause of maintenance problems and the permanent fix to avoid unnecessary and wasteful re-repair costs.
- Responsible and conscientious management of clients' repair expenses - always seeking to protect the clients' interests while maintaining a safe and enjoyable living environment for the tenants.
