SERVICES PROVIDED:
Property Preparation:
In order to achieve the highest rental rate we will conduct a brief overview of the property and make suggestions to repair, restore or remodel areas of the property that are most likely to be noticed by top paying tenants. We have vendors and team of service providers for any circumstance.
Marketing Plan:
- Cost = 3%-6% of Full lease term contracted
- For rent sign up within 24 hrs. (Included)
- Placed on IRG website, Craig's list, MLS. (Included)
- Property to be advertised in San Diego Union on Sundays (at cost appx $40)
- Property to be advertised in the San Diego Reader (at cost appx $30)
- Business and after hours phone number in all advertising and prompt attention to prospective tenant calls.
- We average 1-2 weeks to secure a qualified tenant. 3-4 weeks for high end rentals.
Tenant Qualification:
We take a full application from all adult tenants. Immediately begin verifying address and employment information. Current and previous landlords are called. Background checks including credit report and criminal reports are ordered.
Together, the homeowner and IRG will approve tenants.
Move-In Move-Out Report:
We will conduct a thorough walk through inspection upon each move-in with each new tenant prior to move in that will be in writing and signed off by both IRG and tenant.
Money Collections:
Security Deposit and first month's rent are required to be paid by cashiers check or cash. Rents will be collected by mail, in person, online or Direct deposit to IRG's Trust Account (regulated by the DRE). Rents are normally due on the first of each month with a 3-5 day grace period.
Accounting Reports:
You will receive a monthly statement notating all monetary transactions for your property. This includes,
Income, Commissions, Maintenance and Misc. charges against the owners property.
Maintenance:
We have a 24hr hotline for tenants to call for any circumstance. We are able to respond to tenants repair problems quickly and efficiently with the network of licensed, insured and bonded tradesman for all of your properties needs at reasonable costs.
Late payments/NSF:
IRG aggressively tries to collect all rents on time. Any rents received even 1 day late may result in a warning to the tenant depending on the circumstances the 1st occurrence. Normally IRG will collect an 8% late fee for any payments collected after the allowed grace period. Any NSF checks will result in a mandatory collection of certified funds via direct deposit or cashiers check from the tenant.
Leasing Contract:
IRG uses the contracts and resources of C.A.R.(California Assoc. of Realtor) forms and contracts. These contracts are widely recognized and updated for the highest assurance of all parties involved.
Fees:
IRG collects management fees based on income collected. Normally our fees are as follows: 8% (Detached homes and multi-units) and 6% for (Attached or Condos) of the rent, late fees or NSF fees actually collected.
Resale Updates:
IRG is also a full service Real Estate and Mortgage company. We can provide you with the market conditions at anytime you feel that you may be ready to sell or even purchase a new property.
