Magnum Property Management Ltd Property Investment Management (PIM) Program

If you are looking for a traditional rental management program, we offer our Property Investment Management (PIM) Program. This program is designed for individual investors who want to focus on investing and leave the day to day to a professional property management company.

What is Included
Our PIM Program is a full service program. It includes finding potential tenants, showing your property, screening and approving the appropriate tenants, moving in the approved tenants, collecting monthly rent and upon lease expiry either renewing the lease or completing a move-out of the tenants.

Financials
We email financial reports on a monthly basis and they are available on our Web Portal. Copies of invoices are available on request. All Owner payments are sent electronically and received by the 25th of each month.

Web Portal
Our web portal is available 24/7. It has up to the minute financial information as well as past financial information. It is accessible from any where in the world with a web browser and internet connection.

Tenant Screening
Our screening process is the same for all tenants: we will complete employment verification, confirm quality of tenancy with the last two landlords, and pull a credit report. If they pass the screening process then they are able to provide the security deposit and move in. All security deposits are equal to rent unless agreed upon by the Owner in advance.

Pets
Our standard policy is no pets, but each Owner has the ability to accept or decline pets if they wish. We handle all of the phone calls from the tenants 24/7. The tenant will never have personal contact with you unless you wish to have that.

Pricing
Our rates start at 10% of gross collected rent. Gross collected rent is rent that we have physically in the bank. We don't get paid unless we collect rent and there is no charge for vacant units. There is a leasing fee per new tenant. The leasing fee is only charged once in a 12 month period even if multiple tenants move-in.

Our rates are lower if you have multiple properties at the same location or a complete apartment building. Please contact us for more details.

Extra Costs
Most extra costs that other companies charge are included in the management fee such as online advertising, office expenses (postage and photocopy charges) and bank fees (cheques and bank account costs). The costs related to printed advertising, tenant removal, and repair and maintenance of the unit are the responsibility of the owner. We do not charge an administration fee on invoices that we pay on your behalf. All fees are subject to GST.
