Property Management:

Johnson Property Management will act as a liaison (asset manager) between the property owner and the tenants/residents of their properties. We will monitor the day-to-day management of the property, development activity, meeting schedules and the progress made on achieving the Owner's investment goals. Johnson Property Management will supervise the services provided to the property, evaluate existing staff, vendors and services. Accurate and informative monthly reports are provided to the property owner, as well as weekly updates and conference calls if the property owner so desires. Johnson Property Management will insure all resources at its disposal will be utilized for the benefit of the staff, the tenants/residents and the property owner. Accounting for your investment is a complicated and time-consuming function. At Metzker Johnson Group we accurately and reliably handle all of the accounting tasks.


Examples of administrative services we provide are the administration of leases, collection of legal documents, i.e., Certificates of Insurance, HVAC maintenance contracts and grease collection contracts.


One of the most important components to preserving and increasing the value of your property is maintenance. We oversee all building maintenance issues, from roof repair to electrical repairs. We have developed longstanding relationships with quality vendors and negotiate lower pricing because of our purchasing power.


A value-added function is Tenant Acquisition. All applicant's information is provided to the owner, i.e., credit checks, employment verification and financial data. We work well with the local Broker community to help ensure their cooperation in bringing prospects to the building. If desired, we will List your property for lease.


We are skilled at handling both large and small Tenant Improvements. We use both large and small contractors, as well as a long list of skilled vendors. We often oversee many vendors, avoiding the cost of a General Contractor. Multiple bids are submitted for review and approval by the owner to ensure a competitive price for professional work.
