Mitchell Management, Inc (MMI) has been serving the Southern United States and surrounding areas for decades, being one of the few Accredited Management Organizations (AMO) in the Southeast, we have over 40 years combined experience in Property Management. MMI's foundation for quality service is anchored in its Associates' dedication and attention to detail. Our Associates share a common vision that each property should be managed to provide our Residents with the best Living Experience possible while also yielding our Owners the maximum Operating Income, thereby increasing each Owner's asset value with maximum property cash flow. Each managed property has an incentive plan tailored to reward responsible Associates for achieving each property's financial goals. In addition, Associates are incentivised to further their professional career and obtain additional training and certifications. A complete set of benefit plans are provided for each Associate once they qualify for a position. Our formula for success is simple, we follow a systematic and methodical approach to each engagement including:

• Initial due diligence to identify each location's strengths and weaknesses.
• In coordination with each Owner, an action/operating plan is developed to ensure we meet each Owner's expectations.
• An annual operating budget is established and approved by each Owner; once in place, the budget becomes the benchmark by which each responsible Associate's performance is judged. All incentives paid are based on budget vs. actual performance.
• Weekly, each property's Box Scores are reviewed by Senior Management and the Owner to ensure we collectively stay focused on the goals and opportunities that exist for each property.
• Monthly, a complete Owner's report is prepared and submitted to each Owner that details all monthly activity and recaps that month's operations, significant events, and financial results.
• Auditing, mystery shopping, and continual on-site visits to ensure all our properties are the best they can be.
