Standard Property Management Services

Vacancies

• Prepare vacancy for showing and occupancy (e.g., schedule cleaning/painting)
• Advertise vacancies on craigslist.org and company website
• Place professional and attractive "For Rent" sign in front of property
• Show vacancy to pre-screened applicants
• Obtain credit reports, verify employment, and check rental references
• Prepare rental agreement or lease

On-going management

• Collect and deposit rents
• Coordinate repair requests from tenants
• Pay all bills (including mortgage, property taxes, and insurance)
• Handle all calls from tenants
• Monitor tenant compliance with rental agreement
• Perform financial accounting using property management software (Yardi)
• Mail monthly financial statement and client check

Other standard services

• 24-hour emergency pager service
• Coordinate evictions

Commercial Leasing

• Paragon also handles the leasing of vacant commercial space at several properties. Leasing commissions are not included in the management fee.

• Percentage of collected rent (depends on property type and number of units)
