When contacted, we will provide owners with a complete market analysis of their rental home including what other similar homes in area are renting for based on size and condition. Lots of times we may make suggestions as to whether a home is in need of cleaning or repair. If needed, we have several professionals that we use to get a home in perfect rental condition. We can also help an owner pay for cleaning or repairs and reimburse ourselves for these services after a tenant is secured.

Once a price is set, we aggressively market your home through the multiple listing service that shares your rental information on all major search engines.

Our prices to secure a tenant for a home are also better than most other property management companies.

The price to secure a well qualified tenant is 70% of the first month's rent and renewals are only 35% of one month's rent.

There are no up front fees or any additional fees associated with securing a tenant.

Our tenant screening includes credit screening, employment verification, past rental verification, a national criminal background check and eviction check. We can deny a tenants application for a variety of reasons which include inadequate credit score, recent collections, past eviction or any felony conviction.

Getting well qualified tenants is the key to having a successful rental home and protecting an owner's investment.

Once a tenant is secured our job is to manage tenant relations including collecting and disbursing rents, negotiating renewals of existing leases, handling tenant requests, and serving appropriate notices on behalf of owner if needed.

When a tenant contacts us with a maintenance request, first a manager will go to residence and determine if the item in disrepair was caused by the tenant or caused due to the age or condition of item. Once determined we will let a tenant know if repair is their responsibility or we will have fixed. If indeed repair is owners responsibility, we will contact owner immediately and let them know what repairs are needed and estimated cost. Again, we will never need money up front from an owner to perform repairs, just an owner(s) authorization before repairs are performed.

If a tenant that we place needs to be evicted for any reason, Perfection Property Management, Inc. will perform all services required for eviction at no charge to the owner(s). Owner(s) will only have to pay filing and court fees.

All of our services and our company goals are designed to save an owner time, money and reduce stress involved in renting their property and managing tenant(s). Every house is unique and every home will have different needs that will have to be fulfilled for a successful rental property. Our job is to help with these needs and fix any problems that arise on any residence, while keeping owners and tenants well informed of their obligations and duties to fulfill a successful lease.
