Our management fees are based on a percentage of actual collected rents. This means simply that we’re not successful unless you are.
Provident provides its clients with a hands-on approach to property management through our highly experienced property management staff. Additionally, Provident pays close attention to detail which allows us to understand the nuances of the local market and market conditions surrounding various properties. This ensures that all of Provident’s properties are well positioned in their local market.
Our Services Include:
Lease UpOur leasing process will include multi-list exposure as well as a listing on almost 50 different local and national real estate and property websites. We also strictly adhere to all state, local and national fair housing laws during our lease up and rent collection processes.
Prospective Tenant Screening
It is our policy to conduct a credit and background check on every adult applying to live in one of our managed properties. This screening process also includes income verification.
Our tenants have several options for remitting rent payments – by mail, in person at one of our local offices, in one of our drop boxes, or online. Rent is due on the 1st and we promptly follow up on any unpaid amounts, which includes legal action if necessary.
Our management services include the coordination and oversight of all property maintenance necessary. That can include anything from a leaky faucet to a complete unit turn. We are also happy to help you get your property ready for lease initially as well.
Accounting / Financial Reporting
Our on-staff CPA oversees all bill paying, accounting and financial reporting services. This includes monthly statements of all income and expenses, an annual statement with receipts and the necessary tax documents. Bills and statements can also be accessed online in real-time via your Owner Portal anytime day or night.
As we are a full service real estate brokerage we are capable of assisting with property purchases and dispositions as well. Our owners often find it helpful to use Provident for investment property purchases as our acute knowledge of the local rental markets provide an advantage in the selection of an appropriate property for maximum returns. We can also provide real estate consulting on an a la carte basis.
