Property Management Services

Headed up by Stephen J. LaFreniere who has more than 30 years of property management experience and is the president and founder of our company, the Quest Company Property Management Department is one of the most effective and efficient in the Greater Orlando area. With its ability to draw from the resources of its own Maintenance Department, our Property Management Department is able to respond quickly to any type of emergency. Further, we can provide specialty maintenance services on an on-going basis, including HVAC, plumbing, electrical, carpentry, and sprinkler repairs.

Our reporting system to Landlords is highly-defined and detailed. We have the capability of customizing all monthly reports on a per-Landlord requirement basis. Included in the monthly accounting reports to Landlords, are Maintenance Logs on every aspect of maintenance that was performed at the property, updated Rent Roll, Income Statement, Balance Sheet, Activity Reconciliation Report, Cash Journal, Budget Analysis (monthly and year-to-date), General Ledger, Bank Statement and reconciliation, as well as a Leasing Summary Report, which reflects the current occupancy rate, move-outs, delinquencies and upcoming lease expirations.

Recommendations are also made for future preventive maintenance on the property. We obtain a minimum of three competitive bids for any work to be done on the property of a substantial nature such as pylon signage, re-striping the parking lot, re-roofing, etc. We also provide remediation services for owners.

An integral function of our management capabilities includes timely collection of rents and monitoring of any tenant with a potential rent payment problem. We also handle evictions where necessary, monitor tenant sales in accordance with lease requirements, oversee all necessary repairs (with owner approval), document all receipts, pay bills and property expenses, insure that all tenant insurance is current and in place, evaluate and appeal real estate tax assessments when necessary, supervise all vendors, manage and negotiate vendor contracts, coordinate and oversee tenant improvements with contractor and owner, and perform a supervisor/contractor function in overseeing capital improvements to the property. On an annual basis, our Property Management personnel prepare budgets for each property, as well as prepare the calculations and subsequent pass-through adjustment billings to the tenants.

Stephen LaFreniere is a court-appointed trustee for Orange and Seminole counties. Hence, Quest performs trustee functions for various institutions on an interim basis.
