My name is Rich Kost and I am a Broker/Agent who specializes in Property Management. We manage single-family homes and condos, and multi family units up to 30 units.

We stay in touch with our landlords, keeping them informed of all current problems and future problems, maintenance or otherwise. Most importantly we have our own rentals and fully understand the rental business.
What can you expect if tenants are late on their rent payment? We make necessary telephones calls and receive calls from tenants on late payments. We will hand deliver all notices to leave premises (three day notices). We have a speedy eviction process for further non-payment of rents or breaking of lease.
How do we fill the vacancies?
- Handling of advertising (owners expense)
- Take and review rental application in person, credit reports, rental histories, job history and check for past evictions. At no cost to landlords.
- All interviewing is done in the office
- Web advertising
- Database of past clients and referrals.
- Clients from other Realtors, in the office and in our locale.
We respond quickly to maintenance requests and correct problems. And many times tenants can be walked through a problem with no cost to the owner, saving trip charges and unnecessary repairs. We also have our own maintenance staff, which can save the owner/landlords, money. We become the eyes and ears for their property manager. We work hard with tenants to correct problems and keep them happy long term.
