In 2002, I sold a physician friend of mine four single family properties. A few months after we closed
he called and asked me if I would consider managing them for him. Over the previous 20 years, I had
built a rather large practice in the brokerage side of the business and had never considered property
management. Something told me this might be an opportunity I should at least consider, so I decided
to look into it.
I immediately set about trying to learn some of the basics of the property management business and
shortly thereafter began managing those four properties. Over the next five years, by God's grace and
a lot of hard work, I was fortunate in being able to grow the business to it's present level of over 100
properties. I was also blessed by having a friend in David Coulton, the Broker/Owner of Realty
Executives Fine Homes, with whom I was affiliated as a Broker Associate, who acknowledged my
desire to open my own company and to do so with his blessing.
On September 10, 2008, I opened WESTGATE PROPERTY MGT., LLC as a full service residential
property management firm providing owners and investors a personal, hands-on style of property
management. In 2006, I was fortunate in being able to acquire the services of Richard Fridge, CPA,
and Sean (Bobby) Bruton who works alongside me in every facet of the business. In fact, I could not
have built the business to its present level without the services of these two outstanding professionals.
Although we have had numerous opportunities to branch out into commercial and association
management, we determined that the only way we could provide the quality of service we wanted to
provide and our owners deserved was to focus solely on the leasing and management of finer,
executive caliber single family and condominium properties. So, that's all we do.
What our Management Services Include: It is our objective for every owner to be confident that
their property is being well-managed and cared-for. Our services include:
- Working alongside the Owner to present the property as it should be presented.
- Comprehensive marketing of the property in every place a potential renter might be looking.
- Personally accompanying and showing the property to potential renters
- Screening all applicants via a comprehensive background check for rent history, credit,
job history, criminal background and income.
- Executing the lease
- Collecting the rents
- Providing a monthly statement.
- Depositing the owner's net rental proceeds directly into their bank account, e-mailing a copy
of the monthly statement and sending a hard copy along with a copy of the deposit receipt.
- Maintaining the property.
- Making recommendations to the owner regarding maintenance items
- Continuous analysis of current market rental rates to assure our clients are maximizing their
income and profit potential
- Provide market ready services for properties when residents move out, including painting,
cleaning, repairs, and locating a new renter
- One of our clients once said, "You take care of my property like it was one of your own". That
statement is true because as long as we have a property under management, it is one of our
own.
Maintenance Professionals and Scheduling:All of the vendors we use have worked for us for
some time and have proven track records. They are people we trust and who do good work at a fair
price. . We never "mark-up" any work that is done. We provide each owner a copy of their invoice to
us. In the event a repair will cost more than $500, we acquire at least two bids and usually three.
