Types of Properties We Manage:

As one of your biggest assets you own it is important to work with an experienced property manager you can trust with your property. We have managed in excess of 19 million worth of real estate at any given time. We know what it takes to manage your residential or commercial investment. We focus on middle to high end rental properties in Mecklenburg and surrounding counties.
$250 marketing fee at time of signing paperwork.
We base our management fees on a flat fee system.

Additional services provided at no extra cost:
(i.e., Mgmt Agreement, Lease, & Repair Bills).
We DO NOT collect half of the first months rent, or lease renewal fees for tenant placement. At REMIS Properties we want to build a long term working relationship instead of maximizing fees.
We will meet with you in person or consult over the phone to answer any questions you may have about our property management services, paperwork or the rental market.
We will make recommendations to your property to increase your properties marketability and rental value.
Help establish a rental price based on your properties unique attributes. We search extensively on several websites and evaluate "Leased" and "Available" properties to help determine a price for your property.
Full color photos and creative description are written to highlight the properties best qualities. We will send links of the rental ads for your approval.
We advertise on Rentbits and their network of sites, MLS, Carolinahome.com, Realtor.com, Zillow, Craigslist (weekly basis), Charlotterent.net, our website, and Postlets.com.

Optional Marketing Services
Optional MLS rental listing fee. If the property is rented by a tenant procured by an agent of another real estate firm the agent is entitled to a fee. We recommend $150. This is NOT paid to us if we rent your property.
Optional property website. We will create a website just for your home where potential tenants can view additional information and pictures. For this service the fee is $50.
A Remis Properties licensed agent will show your property. We leave a lockbox on the property for licensed REALTOR® to show as well.
We are available for showings 7 days a week.
We want to ensure a high quality tenant for your property. We are a commission based company so we have a vested interest to put a tenant that abides by the lease in your property. We only get paid when you get paid.
We check credit, income, criminal background and rental references.
We look at each applicant on an individual basis to ensure a quality tenant for your property.
We abide by all Federal Fair Housing Laws in our application process.
We discuss the applicant with you so you can make an educated decision to approve the tenant.
Prospective tenants can apply online or in person at our office for a fast turn around.
Tenant Move In
Lease paperwork is prepared and reviewed with the tenant. Executed copies are sent to all parties involved.
All monies required to move in are collected prior to tenants move in date.
We assist all tenants with transfer/connection of utilities.
We collect the move in checklist the tenant filled out.
We are available to assist you in preparing your property for rent (from cleaning to repairs).
We will be the main point of contact for you and the tenant. You will never have to communicate with your tenant unless you choose to.
We will handle any questions, concerns or repairs the tenant has.
We have a repair line available 24 hours a day 7 days a week. We can help coordinate repairs with our licensed contractors we use. You are also welcome to use your professionals for repairs. If we pay for a repair we charge a 10% fee. You can also pay for the repair directly to avoid this cost.
Rent will be collected and processed so you know you funds are good.
We accept rent through the mail or through our online payment system.
Checks will be mailed or deposited between the 15th-20th of each month as long as the tenant pays on time.
We offer direct deposit for a nominal set up fee.
We have a tenant and owner portal that will have copies of all of your documents and invoices, available for your viewing at anytime.
Tenant Move Out
Once the tenant gives us the 30 days notice to vacate, with your permission we will then relist the property for rent.
A thorough inspection of the property will be completed with the tenants move in checklist.
For our out of town property owners we can provide pictures of the properties condition at your request.
If the tenant needs to be evicted for non payment or other lease violations, we will handle the process for you from start to finish. We file the paperwork and represent your property in court. The decision to evict the tenants is yours to make.
