• Market vacancies
• Schedule and staff open houses

Existing Tenants

• Monthly rent collection
• Respond to tenant inquiries/complaints
• Schedule repairs
• Initiate legal eviction paperwork if necessary
• Follow up on eviction proceedings and work directly with attorneys for prompt removal of tenant and to minimize costs

Maintenance

• Initial inspection of the property
• Provide owner with an annual maintenance schedule for their approval
• Monthly visit to property
• Schedule repairs as approved by owner
• Negotiate lowest available rates with local contractors
• Inspect vacant units weekly
• Perform safety inspection annually
• Perform annual hurricane inspection (beginning of the hurricane season)

Cash Management and Reporting

• Provide monthly statement of receipts and expenditures
• Remit receipts net of management fee to owner
• Provide annual summary of expenses
