    Resource Property Management

    Resource Management was formed by Lois Kohler over 33 years ago managing single family homes, condos, townhomes, Home Owners Associations and strip centers. In 2001, Resource Property Management was formed by Vanessa Baumann to manage Homeowner Associations.

    Our single family homes, condos and townhomes will provide you with custom management packages which include, but do not limit you, to the following:

    • List property for lease through the MLS and HAR
    • Run background and credit checks on prospective tenants
    • Approve, sign and renew lease agreements
    • Approve, sign and renew lease listing agreements
    • Provide owner (s) with recommended maintenance/repairs
    • Install smoke alarms and re-key to bring to Texas Lock Code
    • Collect rents and deposit into owners bank account
    • Supervise repairs and maintenance
    • Pay for repairs, maintenance and utilities thru owner (s) emergency account in their name
    • Supply owner(s) with two bids for work over $2,000.00
    • Monthly exterior inspections
    • Provide monthly transaction reports
    • Work with insurance companies for any insurance claim
    • Post three-day notices to vacate on non- paying tenants
    • Represent owners of property in court hearing for evictions
    • If necessary file writ of execution
    • Obtain abstract of judgement for owners

    Resource Property Management recognizes that each Homeowner Association community has it's own unique needs. We pride ourselves in being responsive and caring while determining what your unique needs are. Our approach encompasses an effort to bring the Board of Directors and homeowners to an open communication where-by each homeowner feels their own voice is heard. We work with the Board of Directors to help develop and maintain the neighborhood community and amenities so the property values are sub-stained or increased and homeowners are happy to call the place where they live in home. Our sole focus has been to deliver performance that enriches communities and enhances the lives of the people who live there.

    Resource Property Management HOA custom management packages include, but we are not limited to:

    Resource Property Management

    • Return of telephone calls and emails within twenty four (24) hours
    • Respond to suggestions and disputes among neighbors within 24 hours
    • Preparing monthly transaction reports for association boards, including details on income and accounts payable
    • Drive the community for any deed restrictions or Homeowner Association repairs. Perform inspections of property exteriors.
    • Notifying homeowners of deed restriction violations and reporting violations to the Board of Directors
    • Negotiate with insurance companies in regard to any common property damage
    • Collect monthly or annual homeowner association maintenance assessments
    • Assist with any necessary legal action involving homeowner past due maintenance assessments
    • Complete and process resale certificates as well as assist owners and real estate agents with the sale transactions of homes within your association
    • Prepare annual budgets
    • Assist CPA with annual audit

    In addition to quality service, all our clients also enjoy convenient billing options

    What sets us apart from most other Property Management companies is that we offer Flat Fee contracts. We are not in the business of additional expenses for what we feel should be considered day to day services. The only additional funds that a client will ever pay will be out of pocket expenses like stamps, CPA services, etc.
