Property Management Services

Guarantees provided to our investment clients signing a property management agreement:

  • We will enforce all lease terms such as those regarding pets, maintenance and/or property damage.
  • Respond immediately to any emergency issues
  • When a tenant is in residence, we will enforce on-time rental payments and address any checks returned for insufficient funds.
  • Post late notices
  • Initiate eviction actions, if required
  • Hold security deposit in an escrow account
  • Prepare and deliver notice of claim on security deposit when tenant vacates, if necessary
  • Provide proper disbursement of security deposit following the tenant move-out
  • Supply owner with a year-end 1099 statement and annual summary of account

Accounting and Record Keeping

Salefish Property Management has state-of-the-art computer software that maintains complete and accurate records on each property. This database tracks all work orders, bill payments, rental payments, management fees, special notes, and any other income or expenses associated with your property. A statement is provided each month to the investment owner. You will receive a separate report for each property we manage or we can provide a consolidated report if you have multiple investment properties. Annually, we prepare a 1099 and year-end account summary of all income and expenses.

We realize that people would like a choice in the level of service they desire; Salefish Property Management offers multiple programs depending on the type of property you own which will meet your needs, from basic to the most complete service.

Sport Fisher

What's included:

  • Collection of monthly rent & mail disbursement to owner or direct deposit
  • Detailed monthly statement of account activity (i.e. Rental Income, Repairs, Mgt Fee)
  • Owner's Manual (25-page document identifying our policies & forms)
  • Property Condition Survey & Photos of interior and exterior prior to move-in and when Tenant vacates
  • Manage all tenant and maintenance issues - if repair is required then we obtain quotes, arrange for the repair and follow-up with the tenant to ensure the repair is completed satisfactorily. (If the property is covered by a service/maintenance contract there is no additional charge for this service, otherwise a management fee is assessed if the repair is billed and paid through Salefish Property Management.)
  • Oversee yard maintenance (Single-family homes only)
  • Periodic drive-bys

Big Kahuna

What's included:

  • Manage all tenant issues - if repair is required then we obtain quotes, arrange for the repair and follow-up with the tenant to ensure the repair is completed satisfactorily. (There is no additional charge for this service.)
  • Oversee yard maintenance (Single-family homes only)
  • Pay Homeowner/Condo Association fees (if sufficient funds in account)
  • Manage all standard maintenance issues (vendor repair charges billed separately)
  • Annual interior property condition survey
  • Replace smoke detector batteries annually
  • All doors re-keyed upon tenant move-out
  • Monthly drive-bys

Rental and Leasing Services

We will assist our clients in evaluating the property to be rented and we can suggest ways to prepare your property for maximum showing appeal and tenancy. We will also provide a comparative market analysis of other rentals in the surrounding area. Once you are ready to rent the property, Salefish Property Management will enter it into the Regional Multiple Listing service (MLS) where it can be viewed by all Realtor members in Palm Beach, Dade, Broward, St. Lucie, and Martin counties AND the general public. If allowed in the community and approved by the client, we will also place our company sign in the yard to attract drive-by traffic. Should a client desire additional advertising, that can be arranged also. All calls and showings are handled by our office staff. When a perspective tenant is identified, they are required to complete an extensive application and provide employment and tenancy references. All applicants over the age of 18 are screened carefully; the following investigations are made prior to approval:

  • Credit
  • County records
  • Employment
  • Ownership/Rental history
Once a perspective tenant has been qualified, they provide a deposit and sign an agreement to lease. The move-in date is determined at that time. Our lease is prepared by an attorney and includes all items and disclosures required by law. During the lease signing, we review each section of the lease with the tenants and provide them with keys to the home and a Salefish Property Management Tenant Reference Guide that covers all aspects of their tenancy, as well as work order requests and other forms. The interior and exterior condition of the home is documented and signed off by all adult tenants within three days of move-in. We strive to establish a positive relationship with the tenant and provide them with all the information they require for a successful tenancy initially, so it reduces the issues and phone calls later.

Sales

When it is time to increase or sell your investment portfolio, we can also assist you! All Property Managers are licensed real estate professionals that can take care of the transaction or we can refer you to a sales agent with our sister company at Salefish Realty which specializes in investment purchases and 1031 exchanges throughout Florida.
