We believe in monthly communication with every homeowner. We
use email when possible to reduce costs and paper clutter.
Financial information should be transparent.
We provide each board member with a quarterly CD that includes
digital images of all association information. Any homeowner who wishes
will also be provided an electronic copy of the same.
Proper maintenance is essential for pride of ownership and retaining property
values.
We work with the board and the homeowners to stay ahead of the curve
on maintenance issues.
We strive to assist the board in operating the association in a cost-efficient manner.
Service Levels
Finance Support:
Monthly invoicing for assessments.
Accounts payable.
Quarterly financial reports to board.
Annual tax preparation (included).
Work with CPA on audit or review.
Cash flow analysis.
Additional Services under full management contract:
Attend all board and annual meetings.
Work with contractors that provide on site services.
Respond to homeowner concerns and maintenance requests.
Inspect property quarterly.
Monthly communication with homeowners.
Review master policy and solicit quotes when needed.
Prepare and distribute meeting minutes.
Coordinate reserve studies, as needed, with a reserve specialist.
Conduct an annual survey of all homeowners to measure
homeowner satisfaction with association affairs.
Obtain bids for various special projects and work with board
to complete needed work.
