Our focus is on working hard so you don't have to. If your rental property is currently vacant, TMG executes a marketing plan to quickly acquire a quality tenant. While market conditions often impact the time it takes to rent a vacant property, TMG strives to look beyond market conditions to reach potential renters. Its tenant marketing process includes targeted advertising, sales expertise during showings, and an efficient approval process.
Daily property management operations for rented properties include handling all accounting issues, such as collecting incoming rent payments and disbursing rental payments to clients, scheduling or performing repairs, managing rental agreements, and maintaining positive tenant relations.
Our advanced screening process helps in placing high-quality prospective tenants. For every rental application, TMG performs a credit check, employment history and current employment verification, social security number verification, criminal background check, and rental history search (including past evictions).
TMG employs a talented staff of repair specialists and maintains a network of service and repair contractors located near its properties to ensure prompt service calls. General repairs are scheduled by TMG based on availability and cost. To ensure a competitive rate, contractors bid on large jobs such as exterior painting or flooring restoration, and other non-urgent, major repairs. For urgent needs such as plumbing or heating/cooling repairs, TMG accepts 24-hour emergency calls and uses its top contractors to service the emergency.
TMG handles all of your accounting needs. You will receive your rental payments on a monthly basis. Each payment consists of the rent amount minus the pre-determined property management fee and repair or property maintenance costs. Repairs and maintenance charges over $300 are always discussed with your prior to the repair being performed.
TMG provides you with monthly accounting reports and a year-end summary for tax purposes. We maintain files on the property, including maintenance records, documenting all work that has been performed on the property under TMG's management.
