Property Management and Leasing
We provide all the advertising necessary to attract a qualified tenant, including advertising your property locally, regionally and world-wide. We will put your property on the MLS and all major real estate websites including a feature on our website.
Showings and communication with prospective tenants
We take the responsibility for showing your property to prospective tenants.
Resident/Applicant screening of all tenants
We screen tenants thoroughly by ordering credit reports, checking with prior landlords, checking employment and compiling criminal background information.
Lease creation to fit negotiated terms of lease
We prepare and administer all necessary paperwork so the tenants abide by laws governed by the state of Missouri. Upper End Leasing Owner/Landlord Qualified Placement Guarantee.
Move In/Move out
We provide a checklist for the tenant and conduct a walk through of the property before the tenant takes occupancy and before the tenant leaves to be sure everything is in working order. We will also provide coordination of permits, inspections, and insurance verification.
Collection of Rent
We collect all income, including: rents, security deposits and pet deposits. **We can set up a direct deposit into your account.
We provide 24/7 access to the properties' accounts to see when the rent has been paid and all maintenance requests. We also have the ability for the tenant to pay rent online either automatically or by the tenant scheduling it.
We handle all tenant requests or concerns, 24 hours a day, 7 days a week, including repair and maintenance actions.
Cleaning and Make Ready
We quickly prepare vacant properties for occupancy, performing full cleaning and any repairs that might be necessary.
We offer complete accounting including 1099s and annual financial reports.
