We market your property using traditional resources such as the local MLS listing system as well as a vast array of realty marketing sites.

Showing Coordination

We coordinate all showings with prospective tenants and provide feedback to you to make any adjustments to your listing.

Tenant Screening

We conduct credit reporting, criminal history and tenant eviction background checks on each and every applicant. We collaborate with you to determine the best course of action.

Municipality Inspections

We schedule and coordinate all inspections to ensure your home is code compliant. If there are code infractions, we facilitate the necessary repairs and schedule the re-inspection.

Move In

We meet and conduct a move-in inspection with the tenant in order to document the condition of the property prior to tenant occupancy. This will be utilized when conducting the move-out inspection at lease expiration.

Property Management Services:

Collection of Rent

We collect the rent on your behalf and pay all expenses from your escrow account. ** Direct deposit available.

Accounting

We provide monthly owner statement reports that details the income and expenses of your property for that month. This is provided on your owner portal.

We offer complete accounting for your property including 1099s and annual financial reports.

On-Line Access

We provide a 24/7 owner portal for you to access your property account to see when the rent has been paid and to view all maintenance requests. We also provide online access to the tenant to pay rent online and submit maintenance requests.

Tenant Maintenance Requests

We require all maintenance requests to be submitted online to ensure you're informed in real time. We handle all tenant requests or concerns, 24 hours a day, 7 days a week, including repair and maintenance actions.

Move out

We conduct a move-out inspection, collect keys and secure the property. We will coordinate with you to have security deposit disbursed accordingly.

Changing and Make-Ready

We quickly prepare your property for new occupancy; performing full cleaning and any repairs.
