Why wont my home sell. This is a question that, unfortunately, many hopeful sellers are asking themselves right now. This is unfortunate, mainly, because the market is so bad right now that they problem may be nothing that can be corrected and only time will make the sale. But there are some things you can check to see if this is the problem with your home.
Price. Yes, the almighty dollar is extremely important to both home buyers and sellers. Keep this in mind and take the emotions out of this end of the deal. Check what similar homes in the area have recently sold for and then base your asking price on this guideline.
Location. Like the old adage says, location, location, location. It’s the most important thing for most people when buying real estate (second only to price). If your home is in a less desirable location there isn’t really much you can do except wait for the sale. But if you have a home in a very desirable location use this to your advantage and advertise this feature heavily.
Condition. What shape is your house in? Consider both the aesthetic appeal and any problems that may lurk beneath the surface. If you’re selling a dump you can’t really expect prospective buyers to jump at the chance to scoop up your deal. Likewise, if the home is clutters with personal effects and the interior is not neutral, then its hard for a buyer to imagine themselves in the home.
Your Agent. It’s quite possible that your real estate agent isn’t doing all that he or she can to move your property. If you feel this is the case you may want to explore some other options.
If you fall into one of the categories above, you’re in luck, you may be able to sell that property after all. If not, you’ll just have to wait for this cold market to warm up.
