    BRS Property Management Emergencies
    Emergencies do happen and we are on call 24 hours a day to handle anything that comes up. We have a full list of contractors that can handle just about anything that can go wrong with a rental unit. Most contractors give us special rates due to our volume of work and we can pass these savings on to the landlord. Also, our lease requires the tenant to pay the first portion of most repairs, normally the first $50 to $100.

    We provide bi-annual property inspections on all rental units. This provides us an opportunity to check and/or replace smoke detector batteries and furnace filters. Bi-annual inspections also improve the level of communication between the management company and the tenant.

    Financial Reporting
    Our management software uses cutting edge technology to allow owners and tenants to access web based portals to receive all information regarding their particular property. Owners can log in and view tenant payment history, view water bills, view contractor bills, and view monthly financial statements. Tenants can also log in to get their monthly rental statement and see copies of their expenses such as water bills and repairs. All owners and tenants can communicate through the web portal with the management company and, therefore, there is always a paper trail for all correspondence.
