Advertise vacancies: We advertise across all of the most popular websites including Zillow, Trulia, Craigslist, Apartment List, RentPath, and more. Every listing gets a professional video tour, photos of the interior and exterior, and a description of all amenities. Depending on the season, we find that most units rent within 30 days – usually much faster.

Screen tenants: We run every applicant through a thorough screening process that includes credit, criminal history, eviction history, rental history, income, payment history, length in field of employment, length of current residency, and more. Only approved applicants are eligible to rent a property.

Collect security deposits: Security deposits are collected from tenants and held in an escrow account for the duration of their tenancy.

Produce lease agreements: We utilize a professional and practical lease that protects property owners and tenants both. All adult tenants are required to sign the lease and every individual is held responsible to the terms.

Move-in inspections: The property is thoroughly inspected prior to placing a new tenant, and every tenant is responsible to return the property in the same condition with the exception of normal wear and tear.

Collect rent and send monthly owner statements: Rent collection is a top priority and late payers are dealt with firmly. On the 15th of each month we electronically deposit those funds into your bank account and email a statement detailing the income and expenses for each property.

Coordinate maintenance: We coordinate and handle all maintenance including 24/7 maintenance emergencies. If a repair is going to exceed $300 we’ll notify you.

Property inspections: Periodic property inspections are performed during a tenant’s residency to catch potential issues early. The interior and exterior are both inspected and any issues are documented and addressed quickly.

Lease renewals and rent increases: At the end of a lease we encourage good tenants to renew for another year. At this time we also evaluate your property in the current market and determine an appropriate rental price for the new lease.

Move-out inspections and security deposit returns: The property is thoroughly inspected immediately after a tenant moves out. In the event there are damages, we hold tenants responsible and deduct those costs from the security deposit. All remaining funds are returned to the tenant within the legal time frame required by the state of Idaho.

Handle lease violations and evictions: We firmly enforce the terms of the lease. If necessary we will take legal action and evict a tenant. Evictions are extremely rare but are completed quickly so cash flow can be restored.

Manage utility transfers: We coordinate all utility transfers in between tenants. During a vacancy, utilities will be put in our name until a unit is re-rented.

Year-end tax statements: We compile 1099’s at the end of the year so that you have a record of your income that you can use for tax purposes.
