Viza Property Management is a family-owned, full-service property management firm headquartered in Hoboken, New Jersey. We manage more than 600 units across Hudson County and Northern & Central New Jersey — serving both homeowner associations and multifamily rental owners from a single platform.

We started in 2018 managing our own investment portfolio. That origin still shapes how we operate: we're landlords and condominium owners ourselves, so we manage every property with the same discipline we apply to our own. Owners and boards get direct access to decision-makers, real-time financial visibility, and a team that treats deferred problems as unacceptable.

Maintenance & 24/7 Emergency Response A vetted vendor network, competitive bidding on larger work, and real-time work order tracking that owners, residents, and vendors can all see. After-hours emergencies route through a U.S.-based hotline that screens and dispatches immediately.

Compliance & Financial Transparency Insurance tracking, regulatory coordination, contract oversight, and access to discounted legal services through our counsel. Owners and board members have 24/7 on-demand access to their financials — no waiting on a monthly PDF.

Technology

We run on Buildium for financials, reporting, and owner/board portals; Property Meld for maintenance coordination and work order tracking; Tenant Turner for automated leasing; and EZ Repair Hotline for 24/7 emergency dispatch. The point of all of it is the same: you can see what's happening with your property without having to ask.
