Thank you for reaching out in regards to Tampa Bay's premiere full service property management at an industry leading 6% monthly cost. Our company provides these services at this low cost without sacrificing superior customer service by relying on our processes and full time administrative staff to maximize our clients investments. Our company currently holds accounts in the Hillsborough, Pasco, Pinellas and Hernando county areas. We focus on providing individual attention to our landlords needs, while maintaining processes that have been tested and true through our experiences as a Google reviewed 5 star property management company.

We handle the marketing, screening, background checks, leasing and procurement for our accounts at a flat $1650 rate which includes third party professional photography to maximize our inventory rental retention, and a detailed condition report to target repairs needed prior to tenancy. The 6% fee includes a full maintenance overview which allows us to keep cash flow moving for our landlords and maintain our properties and tenant relationships. We also provide end of year tax documentation and reports, including expenses paid through our company on behalf of our owners for necessary repairs and costs to ease the following tax season preparation.

Our company's repair policy is anything under $300 in estimated value is pre authorized by the landlord, anything above that amount requires prior approval. Washer and dryer are tenants responsibility for repairs. Tenant reimbursement program, where as anything under $50 in value repair, tenant is required but will be reimbursed at bi annual and end of lease condition reports. We offer three condition reports per lease for our landlords performed by our licensed inspection team.

Upon takinging possession of the property a more detailed condition report is performed on us, and shared with the owner to establish items that would need to be addressed prior to listing the home for lease and a tenant taking occupancy.

We also provide buyer credit from our commissions to clients who purchase through our full service brokerage of 25% of our commissions received in your representation.

Listing/Startup Fee: $1650.00 Flat ($1200 every new lease thereafter for first 3 years with new professional photography and detailed condition report prior to tenancy not being needed)

Lease Renewals: $500 annual (Not charged in first year of service, includes two property condition reports)
