MARKETING AND LEASING – Finding residents a home they love.

Finding the right tenant for your property is the first step in a successful management experience. Placing residents in homes they can love and afford is fundamental to minimizing turn-over, maintenance complaints, and non-payment.

Each property is unique with its own characteristic set of details and amenities and by selectively marketing your home with a comprehensive set of marketing tools we are able to target an audience specific to your property. Our staff of full time licensed real estate agents are committed to showing homes daily including working on nights and weekends to accommodate the complicated schedules applicants have.

Potential Residents are screened thoroughly including credit check, income verification, employment history, rental history, and background check. Screening criterion is determined based on the location and class of the unit. We encourage every owner to participate in setting qualifying criteria for their units and participating in the tenant screening process.

MAINTENANCE AND 24 HR RESPONSE –Like AAA service for your home

Our same day and next day maintenance services are coveted by landlords, homeowners and commercial customers alike. We are able to provide same day service for all types of emergencies and maintenance needs. Through a combination of in house maintenance technicians and local tradesman we are able to offer unparalleled response to all types of service issues and emergencies including floods, sewer backups, heat and hot water outages, break-ins, plumbing and electrical repairs, lock changes and more. Our full time staff includes licensed construction supervisors, carpenters, painters, landscapers and maintenance technicians and can handle large and small home improvement projects and renovations.

ALL YOUR LAWN AND SNOW FOR 1 MONTHLY FEE - A budget program you can count on

We offer complete grounds keeping budget plan packages exclusively to our clients in the Pioneer Valley. These packages typically include all lawn mowing, snow removal, fall cleanup and yearly pruning service all bundled into one low monthly fee. This makes yearly budgeting simple and easy for your property.

BENEFITS FOR LARGER LANDLORDS - A Co-operative solution to managing your property

For larger local landlords we can offer a variety of exclusive benefits including co-operative workspace in our office which allows them access to professional office space and the opportunity to work directly with our staff overseeing the management of their portfolio. Our ability to make large bulk purchases and store them in our 4400sqft warehouse allows us to extend the benefit of bulk purchase discounts to larger landlords and commercial clients who regularly consume large volumes of things like paint, ice treatment, water heaters, high efficiency toilets and other items. Professional investors with real estate sales licenses can also affiliate with our brokerage and collect commission on their own purchases and sales as well as network with other investors.

FINANCIAL STATEMENTS AND REPORTING - Caring about your money

As a fiduciary of your property we understand how important accurate bookkeeping is. Our accounting team uses state-of-the-art property management software to track all of your income and expenses and can easily produce a variety of financial statements. We offer the ability to track and pay all bills associated with your property including mortgages, taxes, insurance, utilities, maintenance, association fees and anything else that might come up. We also have the ability to advance funds for turnovers, repairs and capital improvements to qualified clients.
