LEASING. We are:
1.Carefully screen all prospective tenants after the initial interview.
2. Always run a credit report, eviction report and criminal records in all States.
3. Contacting past and current landlords for references
4. Contacting present employer to verify income and employment.
5. Signing Lease prepared by attorney.
6. Providing move-in and move-out inspection with detailed pictures
7. Working with Condo or HOA approval if needed

MANAGEMENT. We:
1. Collect the first month's rent, last month's rent, and the security deposit.
2. Hold the security deposit in a non-interest bearing escrow account as required by Florida law.
3. Hold money in accounts audited by the Florida Real Estate Commission.
4. Collect all rent payments and send them to you, less any expenses that need to be paid. 5. Inspect property on monthly basis, or as needed

Access information about your property 24/7 from anywhere with internet connection: monthly statement, periodic inspections, property condition, digital photos, rent payments, bills and repairs.

Each month you receive an owner's statement of the current month's transactions. The checks are issued (or electronic transfer) as soon as the tenant's funds clear their bank.
If the tenant is late in paying their rent, we contact them until the account is paid in full, we contact them with a late notice, phone calls, three day notice and site visits. If despite all of this a tenant still is not in compliance with his lease, we make arrangements for an eviction.

MAINTENANCE.
24/7 emergency property management service. Qualified, reasonably priced vendors who get the job done right are recommended as a part of our service. All vendors are licensed, insured and the overseeing of service contracts such as home warranty, pool, lawn and pest control companies is also included. Be assured if the repair is over $500, you are contacted for authorization. If you provide the tenant with a service such as pool or lawn care, we can pay them for you on a regular basis. This would be reflected on your owners' statement along with a copy of the paid invoices. At the end of the year, we provide you with a 1099 and a profit and loss statement showing income and expenses for the year.
