Our Mission:

Basically we do absolutely everything for you: We will get the property ready for rent including any needed inspections, take photos, list the property, conduct showings, perform an extensive credit and background check, leasing, move-in and move-out inspections, rent collections, take care of maintenance requests and more. Once you start working with us, you will only need to communicate with us when we have questions and we will deal with everything else for you!

Client Guarantee:

If you are not happy with our services within the first 30 days, we will cancel the agreement and professionally close out your account within 60 days. Any outstanding invoices or fees will still be due, however there will be no termination fee.

Lease Guarantee:

ECREG shall not charge a Tenant Procurement commission to place a new tenant if the prior tenant was placed by ECREG and did not serve out the initial six (6) months of the original lease agreement.

Pet Guarantee:

We are one of the few property management companies that provides an actual guarantee against pet damage! So, how does this program work? If pets are approved, the tenant has to pay a small Pet Administrative Fee every month to ECREG. ECREG uses these fees to cover our costs of administering the program and getting repairs done on your property, if an approved pet causes damage. This guarantee covers up to $1,000 in damage above and beyond what the security deposit covers. *additional rules apply

Tenant Screening:

All tenants in East Coast Real Estate Group LLC rental homes must meet our internal screening criteria. We use careful credit & background checks to qualify interested applicants.

Maintenance:

Our maintenance team keeps your property in great shape by responding to requests, coordinating repair work, and making certain that everything comes in on budget.

Rent Collection:

We believe you should receive your rental earnings like clockwork. If you're still chasing after late payments each month, it's time to let our team take the reins.

Property Inspections:

Our team regularly visits the rentals we manage. Inspections allow us to see what's happening inside the walls of your home. If we find problems, we immediately address them.

Financial Reporting:

We generate monthly financial statements that document your earnings and expenses. Sign into your account at any time to review the latest information.

Evictions:

Evictions are never fun, but when no other alternative exists, you want to know you're not alone. We'll navigate the legal process for you & find a new tenant for your property.

Legal Guidance:

Keep your home legally compliant. Our team pays attention to the ordinances, housing guidelines, and insurance regulations that impact your rental property.

 

HVAC Preventative Maintenance:

We strive to provide the best possible experience for our property owners and residents. With that in mind, we have partnered with a 3rd Party Vendor to provide an HVAC Preventative Maintenance Service. ECREG will have HVAC filters delivered to the property approximately every sixty (60) days... if the home has an HVAC system that takes air filters.

The cost of this program is paid by the tenant. Any associated revenue will be retained by ECREG, which will cover our costs in purchasing and delivering the a/c filter(s) directly to each property as well as any follow-up, inspections, and instructions to the tenants to collect filter size(s), increased duties related to provisioning, maintaining the proper administration of this program, and associated software costs.

Ultimately, this program is about protecting your physical assets by lengthening the life of your HVAC system and reducing associated HVAC tickets, increasing flexibility for tenants, offering convenience, and reduction in the tenant’s utility costs (an average of 5-15%). Practices such as this result in longer tenancy and greater satisfaction at no additional cost to you, the property owner.
