     Hacienda Bella Realty & Property Management prides itself in providing excellent real estate sales and property management services.  We are a small veteran owned company that works for homeowners/investors small and large investors such as yourself.  For the owners who have absolutely no experience to those with prior experience we will gude and advise you every step of the way to start to finish.  Full Property Managemen Services includes but not limited to getting your administrative documents set up such as Property Management Agreement, Landlord Agreements, CC&R's from your HOA, Direct Deposit Authorization form, Arizona Notification of Rental Property which is required to avoid fines or penalties.  We'll get your online account or "Owner Portal" set up.  We market the property, hang lock boxes, take marketing pictures.  We market the property everywhere, rently, zillow, trulia, hot pads, Realtor.com, Facebook market place, Multiple listing service, and many many other exclusive online paid subscriptions. We also order a sign in the front yard. 

     Once we have an interested qualified party we screen them which includes applications, criminal, credit, eviction check, landlord verification, income requirements is 2.5 times the rent for gross income, employment verification when possible 2 year rental history.  Once a party is approved usually we collect a security deposit equivalent to 1 month rent, 1sth months rent and other move in costs, we sign a lease and echange keys.  Tenant also receives access to their online account which is called the "Tenant Portal" through there they can submit work orders for any maintenance issues, they can communicate with management look at their documents such as their lease, ledger, notices etc and they can also submit their rent payment whith a push of a button.  

     We have several options for tenants to pay rent such as online, by mail, or money centers.  We share a lot of fee's that a lot of competitors keep such as late fees, some companies keep the late fee's.  We split the late fees with our owners/investors.  We usually cover most postage fee's, most other companies will charge you for postage, and our management fees are based on rents collected where our competitors will charge you weather the property is vacant or not.  We only make money if you make money.  We feel this works best for everybody and it gives the property manager an incentive to work hard for our owners/investors to get the property leased fast and for top dollar and we are very seuccessfull in leasing our properties fast and for top dollar.  We also pride ourselves in keeping the properties leased/occupied and we have a high renewal rate whcih means we keep our teants happy.  In return this means you will save money, less turnover expense, less vacancy loss, less housekeeping and maintenanence expense etc.  We are very reaonably priced may not be the cheepest however don't recommend the cheepest company for your "Property Management Services".  We recommend a competent property manager that will communicate with you answer the phone, text or email in a timely manor address maintenace issues, take care of the property maximize income and minimize expense.
