Idaho Homeowners Association Management is an association management company with office in McCall, Idaho and Caldwell, Idaho.
We welcome the opportunity to provide your Association with a proposal for management services; we are always pleased with the prospect of a new client. Our agreement is designed to be an all-inclusive bid; including everything that a Board should and would have to deal with in any typical monthly/annual cycle.
We produce the financial reports and maintenance reports and deliver them to the Board electronically on a monthly basis. Our regular fee includes all reasonable office supplies. The monthly base fee covers all aspects of our routine responsibilities without any additional charges -it is all covered in my monthly fee.
The following services are handled by my office and are included in the base fee without any additional costs to the association:
Bookkeeping/Administrative Services
- Monthly Accounts Receivables Processing
- Invoice Payments and Payables Processing
- Preliminary collections of Delinquent Accounts (admin charge(s) to delinquent homeowner)
- Disbursements to Reserve Account
- Preparation/Disbursement of Financial Statements
- Processing of all HOA Document Requests for sales and refinances (admin charge to owner)
- Preliminary collections of Delinquent Accounts (admin charge(s) to delinquent homeowner)
- Disbursements to Reserve Account
- Preparation/Disbursement of Financial Statements
- Processing of all HOA Document Requests for sales and refinances (admin charge to owner)
- Assist Reserve Study Specialist with Reserve Studies
- Escrow/Refinance Transaction Manager
- Preparation of the Annual Budget
Management Services
- Physical Inspection of the complex
- Enforcement of the Rules and Regulations nad CC&Rs (admin charge to owner)
- Enforcement/Oversight of the Architectural Review Process
- 24/ Emergency Response
- Liaison between the Board and the Members and Vendors
- Annual Meeting
We do have a few management options that can vary depending on the level of involvement of the board.
Additionally we can offer services to handle larger projects including but not limited to:
- Insurance claims
- Actions against Delinquent Homeowners
- Actions against Delinquent Homeowners
- Legal Actions for compliance
- Small Claims Actions on behalf of the Association
- Major Renovation Projects
- Revisions to Association Documents
