Marketing and Leasing

Tenant screening and Move in

Moving in a new tenant

  • Preparation of all lease documents and all mandatory disclosures
  • Collection of first months rent and deposits
  • Provide tenant with a move in move out form that protects the tenant and your home from any damages
  • Give tenants and owners access to online portal where they can pay their rent, check monthly statements and submit maintenance requests.

Rent collection and Reporting

  • Receive rent payments
  • If required, send "3 day notice to pay rent or quit" on the fifth of each month and process necessary paperwor( 100% of our tenants pay before the 2nd of each month)
  • Start Unlawfull detainer action if rent is not paid

Maintenance

  • PROVIDE 24 HOUR/ 7 DAYS A WEEK EMERGENCY SERVICES
  • Courteous and prompt attention to tenant inquires and repair request via the tenant portal, telephone or text 
  • Fast services and discounts on all maintenance work orders
  • Arrange for economical and efficient repairs such as painting, carpeting, cleaning, remodels, new builds etc
  • Setup new services on property such as gardening, electric, utilities,  and pool maintenance.
