Mason Management Residential is a professional bonded and insured property management company servicing the Greater Boston area. Our company’s objective is to relieve investors of the daily stresses of ownership while increasing the return on their investment. We achieve optimal rent results and currently have a 0% vacancy rate with over 250 properties as well as a very low turnover rate.  Mason Management’s staff consists of licensed Real Estate brokers and agents who have over twenty years of experience in the Real Estate management business! 

At Mason Management Residential, we have the capacity to provide you with a full range of management services. Having the ability to do everything under one roof helps us keep our costs down, which will also keep your costs down. Additionally, we provide long-term planning to help you determine any large expenses you should expect in the next year, five years, and beyond.  Our goal is to keep you updated on anticipatory maintenance your property may need. Then when the time comes to replace a roof or water boiler, it will not come as a surprise.

Over the years, Mason Management has built strong working relationships with an extensive list of vendors in all fields and trades. While our property managers can perform a great deal of the work on your property, vendors will present bids for large capital projects. To ensure the owners are receiving the highest quality work for the best price, our property managers sort through these bids for the best offer with the most qualified vendor. We do not shop just for price, we shop quality and we do not use vendors whom we do not believe will execute the project up to our high standards.

The majority of our management relationships that were started at the company’s founding are still in existence today. Our first contracts are still intact because this company has the ability to meet or exceed our property owners’ high expectations.

Relationships with Tenants

We are essentially the middle-man between property owners and tenants.

  • Handle move-ins/move-outs

  • Monthly Rent Collection 

  • Evaluate repair requests made by tenants

  • Coordinate with and inform tenants about any maintenance/ repair work being done

  • Update tenants on any news regarding property (i.e. upcoming projects, rent increase for a new lease term, etc.)

  • Complete lease renewals

  • Eviction Process (if necessary)

Marketing & Leasing

  • Establish competitive rental prices

  • Advertise and lease vacant units (via MLS, Zillow, Hotpads, Apartments.com, Craigslist, Trulia, Mason Management Residential website)

  • Application process (includes credit checks, employment history, landlord references)

  • Receive Guarantor forms when necessary

  • Lease renewals
