High quality tenants are the gold standard. We vet all prospective tenants around 3 major pillars - criminal history, credit rating, and income. Additional tenant quality attributes are merged to round out the assessment.
Maintenance
We provide a 24/7 tenant portal along with a hotline for emergency situations. Our vendors are thorough and professional, and rates are negotiated to manage costs.
Rent Collection
Receiving rent payment is simple and easy via our tenant portal, which is mobile friendly. If rent is late, owners receive 100% of the late fee.
Compliance
The lease agreement is the cornerstone of the rights and obligations of the tenant, CRV, and the property owner. We comply with all fair housing requirements under Tennessee Code Annotated Title 66 Chapter 28.
Property Inspection
Early detection of property damage is necessary. Whether tenant caused or wear and tear, we deliver one annual inspection with report at no cost to owners.
Financial Reporting
Reporting on an owner's portfolio performance is something we take seriously. Each owner has 24/7 access to near real time information on portfolio performance via our owner portal. In addition, an annual report is provided to each owner.
Move-In Prep
We will manage as much or as little of the work required to ensure each property is move-in ready.
