Management Service (Full Service)

  • Advertising: We list your property on local and international Multiple Listing Services (MLS) such as Realtor.com, Zillow.com, Trulia.com, ForRent.com, Redfin, and our company website, where prospective tenants can apply.
  • Photography & Virtual Tour: Initial photos are taken and a virtual tour is created and posted on the aforementioned sites.
  • Inspection: We conduct a detailed visual inspection of the property before and after occupancy.
  • Tenant Screening: All prospective tenants are carefully screened for suitability. This includes verifying employment, checking a minimum of three references, interviewing past and present landlords, obtaining credit reports, and performing background checks for tenants over 18.
  • Rental Agreements: Once a suitable tenant is found, we prepare and finalize rental agreements.
  • Property Inspections: We perform visual inspections of the interior and exterior every three to four months to ensure proper care and maintenance.
  • Maintenance: You will be notified of any necessary preventative maintenance. Upon your authorization, we will schedule corrective work to prevent costly repairs.
  • Statements & Invoices: Monthly property statements and copies of invoices are available through the owner portal.
  • Rent Surveys: Periodic rent surveys are conducted to ensure your property is achieving the highest potential rent in the market.
  • Tenant Issues: We handle all tenant issues, including any necessary evictions and court actions.
  • Service Supervision: We manage and supervise all outside services and maintenance work.
  • Legal Forms: We use state-approved legal forms and agreements.
  • Rebates: Rebates are available on re-sales and/or any new investment properties purchased with our brokerage representation.
  • Bill Pay Services: We handle payments for mortgages, property taxes, insurance, utilities, etc.
  • Rental Income: Rental income is deposited into the owner's bank account between the 10th and 20th of each month, provided rent is received on or before the 5th. Any funds collected after the 20th will be held for the following month’s distribution.
  • 1099 Forms: 1099 forms are issued to owners by the end of February each year. (Owner’s social security number is required and must be provided in the Property Management Agreement. Once the agreement is signed, we will assist with getting the property ready for the tenant.)


Rates:

  • 8% of rent collected per month
  • 7% of rent collected per month for investors with 4 or more properties.
  • $450 leasing fee (onetime fee) most offices charge 30% of the fist month’s rent
  • Evictions: Handled by an eviction specialist. The owner pays eviction fees, while Bella Mia covers court fees (this does not apply properties with existing tenants).

Leasing Services Only:

  • Advertising: We list your property on local and international MLS platforms as described above.
  • Photography & Virtual Tour: Initial photos and a virtual tour are created and posted.
  • Inspection: We perform a detailed visual inspection of the property before occupancy.
  • Tenant Screening: Prospective tenants are screened as outlined above.
  • Rental Agreements: We prepare rental agreements, which you review and approve before presentation to the tenant.


Rates:

  • 4% of the total lease amount if you only need us to find a tenant and not manage the property.


Other Services:

  • Tenant Processing: 2% of the total lease amount if you have found a tenant and only need us to process the tenant and prepare the lease agreement.
  • Remodel Projects: 4% of the total cost for managing remodel projects.
  • Consultation fee: $350 for guidance on how to lease preparation, ensuring the home is tenant-friendly, and providing necessary legal forms. And you don’t need our other services.
  • Evictions: Handled by an eviction specialist. The owner pays eviction fees, while Bella Mia covers court fees (this does not apply to lease-only services and properties with existing tenants).
  • Lease extensions Preparation $150.00
  • Take over properties with problem tenants who need to be evicted; 5% of the total cost to remove the tenants, to coordinate the evictions process.


Vacancy:
 We do not collect management fees while the property is vacant.

Our Main office is in Hollister, with additional offices in Modesto, and plans for San Jose and Newman. Most agents work from home. We cover areas including Santa Nella, Los Banos, Gustine, Newman, Patterson, Modesto, Merced, Gilroy, Morgan Hill, San Martin, San Jose, Monterey, Mountain View, Sunnyvale, Watsonville, Salinas, Pittsburg, Antioch, Brentwood, Sacramento, and Fresno.
